Frequently asked questions

What are the SDLT rates now?+

Since 1 April 2025 the nil-rate band is £125,000, then 2% to £250,000, 5% to £925,000, 10% to £1.5m and 12% above. The tax is charged in slices, so each portion of the price is taxed at its own rate.

Do first-time buyers pay stamp duty?+

First-time buyers pay nothing up to £300,000 and 5% on the portion from £300,000 to £500,000. Above a £500,000 purchase price the relief no longer applies and standard rates are used.

What is the surcharge on a second home?+

Buying an additional dwelling (second home or buy-to-let) adds a 5% surcharge on every band, including the first. For example, a £600,000 second home costs £50,000 versus £20,000 for a main residence.
